Pécs’s top-end housing market is no longer being priced by square meters alone: the city’s most expensive listed home now asks 499 million forints, and the rest of the luxury field shows that buyers are paying up for scarcity, prestige and turnkey comfort.
Pécs Luxury Homes: Heritage Listings Lead Prices
That matters because the upper tier of the market is often the first place to reveal what affluent buyers actually value when the broader housing market is soft. In Pécs, the answer is clear: history and location still command the biggest premium, while pools, saunas and smart-home systems have become table stakes rather than differentiators. For investors in Hungarian property, that is a sign the luxury segment is bifurcating into trophy assets with pricing power and large-but-standard modern homes that compete mainly on features.
Sentiment Indicators
The priciest listing is a 1890 Art Nouveau villa on the Mecsek side of town, once the Pálfi villa, asking 499 million forints. At 235 square meters on a 911-square-meter plot, its value comes from its historic fabric — high ceilings, original carved woodwork, stucco, Siklós marble and a working Zsolnay stove — not from a recent renovation. Its price works out to more than 2.1 million forints per square meter, the highest in the group by a wide margin.
Just behind it is a five-year-old, 220-square-meter house in Sziklás-dűlő listed at 399 million forints, with a larger than 2,000-square-meter enclosed plot, a 45-square-meter pool, sauna, terrace and garage. A 400-square-meter smart home in Kisszkókó-dűlő asks 390 million forints and is the biggest home in the sample, yet it is the cheapest on a per-square-meter basis at below 1 million forints. Another post-war modern entry in Postavölgy, at 379 million forints, turns the lower level into a wellness zone with a heated 10-meter pool, Finnish sauna, infrared sauna and salt room, while rooftop solar helps contain running costs.
The fifth listing is priced in euros — 1 million, or about 370 million forints — for a newly built 250-square-meter home completed in 2024 with custom built-ins, smart-home controls, wall heating and cooling, central ventilation and an outdoor sauna. Even the driveway paving is heated. That euros-denominated asking price is a small but telling detail: sellers are looking beyond the local market and into the pool of buyers who think in harder currency.
The investment takeaway is straightforward. The market underestimates how much pricing power sits in irreplaceable locations and heritage assets, even when overall real estate conditions are sluggish. In Pécs’s top bracket, pools and saunas are no longer luxuries; they are entry tickets. What still separates winners is scarcity — especially the kind that cannot be replicated with a new build. For buyers, that means the best long-term value is likely in the rarest addresses, while standard luxury homes will have to compete harder on price, not promise.
