Prices for apartments on St. Petersburg’s secondary housing market keep climbing, with one-room units and studios now averaging 8.2 million rubles, while two-room flats are rising faster than smaller layouts, according to Nevsky Prostor analysts.
St. Petersburg apartment prices keep rising
Housing (Real Estate)
The move matters because it shows demand is broadening beyond the cheapest entry-point homes and is filtering into more family-sized units, a sign that the city’s resale market remains tight despite already elevated prices. For buyers, that means affordability is getting worse across the board; for sellers, it points to continued pricing power in a market where supply still appears limited.
Sentiment Indicators
The pattern also suggests the market is not being driven only by investors chasing compact apartments, but by households trying to trade up into larger homes. That can keep secondary-market turnover active even as prices climb, but it also raises the risk that more buyers get priced out and delay purchases.
The broader housing backdrop in Russia remains supportive of higher prices, with homeownership demand still competing against borrowing costs and a market that has not seen the kind of relief that would quickly expand supply. In St. Petersburg, that leaves the resale segment especially sensitive to shifts in mortgage access, seller expectations and the pace of new listings.
For investors, the data reinforce the case for resilient housing-related assets and for developers that can capture demand for larger units, even as affordability becomes more strained. The next test will be whether sales volumes can keep pace with price gains, or whether higher asking prices begin to cool demand in the coming months.
