A 78.7-square-meter house in Kaunas’s Žaliakalnis district is being marketed at $148,414, underscoring how limited supply in desirable urban neighborhoods continues to support prices even for older properties in need of renovation.
Kaunas Žaliakalnis house listed for $148,414
The listing, for a two-storey, four-room part of a house on Kapsų Street, is less notable for its age — the building dates to 1900 — than for what it says about the market. Žaliakalnis remains one of Kaunas’s most sought-after residential areas because it combines central access, greenery and relative quiet, and that keeps demand resilient despite the property’s small 0.5-ar plot and the need for reconstruction or upgrades.
For buyers, the appeal is clear: a city-center location, gas heating, urban water and sewerage, and some updated pipes and partial electrical work. For sellers and landlords, the pitch is equally straightforward: the district’s appeal to students and young professionals gives the home rental potential beyond owner-occupier demand. In a market where affordability remains constrained, even compact homes in established neighborhoods can command meaningful prices if they offer location and renovation upside.
That dynamic also fits a broader regional pattern. Housing markets across parts of Central and Eastern Europe have stayed tight because replacement supply is limited and households continue to favor well-connected urban districts. In Kaunas, that leaves older stock like this one in a position to benefit from both scarcity value and speculative interest from investors betting on rental demand.
The risk for buyers is that the entry price reflects location more than condition. The opportunity, however, is that rehabilitation in a prime district can still generate value if renovation costs are controlled and rental demand holds up. That balance — between aging stock and enduring location premium — is what keeps listings like this relevant for both local households and investors.
